The Million Mistake: Why Your Luxury Renovation Needs an Architect, Not Just an Interior Designer

The Aesthetic Renovation Illusion

You’ve just acquired a premium thousand sq ft unit in Mid-Levels or Repulse Bay. Your interior designer shows you a stunning 3D render: the walls are gone, the kitchen flows into the living room, and a new internal staircase connects to the roof. You sign a multi-million dollar fit-out contract. It looks incredible.

But there’s a massive problem the designer didn’t mention: they legally have no authority to approve those structural changes.

The Reality of "Section 24" Orders

In Hong Kong, the Buildings Department (BD) governs all structural alterations. If a standard contractor or interior designer removes a structural wall, alters a drainage system, or changes the fire escape route for an open kitchen without prior BD approval, you are creating an Unauthorized Building Work (UBW).

The liability doesn't fall on the designer; it falls 100% on you, the owner. When the BD issues a Section 24 statutory order, the consequences are disastrous:

  • Criminal Liability: Modifying structural elements without an Authorized Person (AP) is a criminal offense under the Buildings Ordinance.

  • Voided Insurance: If a fire or water leak occurs, your home insurance will instantly reject the claim due to illegal alterations.

  • The "Encumbrance" Trap: Your property title will be tarnished. You will not be able to sell the property, and banks will immediately reject any mortgage applications from future buyers.

The Artful Build Protocol: Design Rooted in Law

At Artful Build, we are not just designers; we are Registered Architects and Authorized Persons (AP). We bridge the critical gap between high-end aesthetics and statutory compliance.

Before we finalize any luxury design, we conduct a Pre-Design Statutory Audit. We pull the original structural plans of your building. If a wall needs to be moved, we calculate the load transfers and design the necessary steel framing. More importantly, we submit the Alterations and Additions (A&A) plans directly to the BD in-house.

We don't just give you a beautiful home; we give you an insurable, legal, and highly liquid asset. Don't risk your net worth on a pretty 3D drawing.
